Two very different building types sit a few streets apart here and they need different quotes. Centretown's towers and mid-rises are compact, hard-floored and quick to clean, but the logistics around them cost time: most buildings require the service elevator and the loading dock to be booked in advance, some ask for a deposit, and many want a certificate of insurance naming the corporation before a contractor is allowed upstairs. A crew that arrives without that paperwork is stopped in the lobby and the visit is lost.
The Glebe is the opposite problem. Century houses with painted wood trim, original hardwood, radiators, plaster walls and stairs mean hand work rather than machine work, and they punish aggressive products. Painted trim, worn or unsealed hardwood and natural stone all want a neutral cleaner, and an acidic bathroom product used carelessly on a marble threshold etches it permanently. Settle what goes on which surface before the first visit rather than after it.
Stairs are the hidden cost in both. A three-storey Glebe house with two full flights takes noticeably longer than the same floor area on one level, because a vacuum has to be carried and every tread and riser is done by hand. Quotes based on a bedroom count rather than a walk-through consistently underprice these houses.
Parking is the last local factor and it is not trivial. Permit-only streets and no on-site loading mean a crew either pays, circles or arrives late, and some companies build a downtown surcharge in for exactly that reason. It is a fair charge when it appears in the quote rather than on the invoice.
